Most people in Singapore sign either a 1-year or 2-year lease.

Whilst a 1-year lease gives you flexibility, a 2-year lease makes it easier to negotiate a better rental price and in most instances where your rental budget is over S$4,000 you can engage our own property agent at no cost.

Whilst if you are getting a 1-year lease and are planning to engage a property agent, you generally have to pay them a fee.

In our experience, 2-year leases are more common among expats. 2-year leases typically come with a diplomatic clause (Break-out clause).
